To start with, the beach which one sees on the hotel's promo pictures is 1) not easily reachable (the hotel is up on the hill and no way to reach it by car from elsewhere!) and 2) very small and inconvenient. We booked panarama and sea view room. Room was clean and well kept (605). The sliding bathroom door was very noisy to open or close due (possibly needed grease or oil?). We would stay at this property if returning to Cagliari.
