Such a lovely traditional guesthouse. Ann was a really friendly, helpful host, the room was super clean, spacious and pretty and the breakfast cooked by her husband Paul was fantastic. Beautiful location - Penrith is a hidden gem.

A very warm welcome, and Ann, the proprietor, was very helpful and friendly. Room was very well furnished and presented beautifully- perfect cleanliness. Excellent breakfast as well. Can’t think of anything to improve on. We will return whenever we need to stay over anywhere near Penrith.
Nice B&B a few minutes walk from the centre of Penrith. Lovely breakfasts with plenty of choice. Clean and comfortable room (Room 2) although water to basin and shower took a long time to get hot and shower not very powerful. On-street parking, limited Monday to Saturday and strictly enforced. Good choice of literature about what to see and do in the local area.
Lovely guesthouse. The room was clean, and bed was comfortable. The owner, Anne, was really friendly and welcoming, she looked after us throughout our stay, even serving the breakfast. The rooms could not be serviced due to Covid, which was a real shame not having a nicely made bed to come back to, however that was explained to us upon arrival.
Enjoyable stay mega comfy bed ,(king room) and excellent breakfast.
Great price via hotels.com as well.

Welcoming; will suit many people.
Owner (and young assistant!) friendly and efficient. Attractive building with interesting local pictures. Largest selection of cereal I have seen outside a supermarket! Breakfast cooked to order, with quality ingredients. Room bright, with view over small park, and nice touches (corkscrew, flannel), but didn't work for me. Not enough room to move around bed easily, and no chair. Cushion on window ledge will work for some people (until curtains closed), but too low for me. Ensuite needs a little maintenance.
Very nice place to stay, and super close to the high street , so easy to get around. We were walking so it was a very good location for us.
