“We got a great last minute deal. The hotel is easy to find with ample parking to the rear. We checked in and headed to our room. It was small but clean. It had a large smart TV, a large bed, coffee and tea making facilities, a clean and modern bathroom, a safe and complimentary water. I would have liked a wardrobe or hooks on the wall to hang up our clothes/ stow our luggage but it's not a deal breaker. The hotel had a pool and gym that we checked out but didn't use. “The staff were friendly and nothing was to much trouble, breakfast was massive full Scottish, brill. Rooms were great, not 5 star but were comfy and clean. Atmosphere at the sands was great, locals are very friendly and I would defo book again, hats of to the hard working staff.”

“Fabulous place in a great location, very quiet and safe area and plenty of car parking available overnight with restricted parking during the day. Accommodation was excellent and I will definitely use it again, kitchen was well stocked and the bed very comfy and overall the place was very well done out and clean. Communication with the host was very good additionally.”

“The property was clean, quiet and comfortable. We were pleasantly surprised to find complimentary milk, bread, jam and tea at the property as well as a welcome note and small reference manual for our stay. Of particular note were the sunrise and sunset ocean views both from the property itself and on the half-mile walk from the property to the train station. If you take the train from Edinburgh to Kinghorn in the evening, you might catch the sunset over the bridge- Gorgeous! We had a lovely time...
