"Just needed a quiet place to rest for a night after a busy day at a sports event in Tottenham. Bay Tree House was the perfect haven, with lovely views over Arnos Park. The hosts were welcoming and warm, and the breakfast was more than expected - freshly cooked and plenty of items to choose from. We drove, but the house is near a tube station for convenient access into London locations. Would definitely stay here again."

"Great area. I had the single en-suite room, which was small but perfectly formed! Clean and tidy throughout. Shower wasn’t particularly powerful but was hot!"

"The OYO London Guest House was a great option for my overnight business trip to London. My single room was pretty small, but absolutely fine. Everything was spotlessly clean, and in good condition. It looks like the photos on the website. The shower was very good. The reception staff were pleasant, and pretty efficient, and the wifi worked well. The guest house is in a good location for the Elizabeth Line (Acton Main Line station - just 5 mins by foot) and I could reach my morning appointment...

"The location was fantastic, good breakfast, the staff was very friendly, and the bed was very comfortable, which for a positive aspect. The negative, the noise I can hear everything from the room next door. The bathroom needs to be up upgraded, The water pressure coming out of the shower was very low, to get hot water you had to leave the water running for a while. My opinion Is a good hotel for one night. "

"I loved the old artistic decoration and flowers growing in backyard. The Pub served great food. Staff were exceptionally friendly and nice hospitality. What i did not realize I was too old for carrying my luggage on narrow steps; going out of room to bathroom or showering. I am done with college dorm lifestyle for my own safety of a possible fall downwards with my big feet on narrow steps. Sorry!"

Small rooms, no food in the hotel, shared bathrooms make it a bit inconvenient, but if you can stay at one third the price of other hotels in the vicinity, have walkable access to Paddington which gives you public transport connectivity across London and you are on a short stay, you should take it!"

"I refused to stay here on the condition of the block - poorly maintained, rubbish strewn about, front door insecure when I arrived. Missold via the photos (not of the block and none of the room) and misdescribed - it is not a hotel and I wouldn’t describe it as lodging rooms nor a guesthouse either. It has the appearance of spare rooms in a block of dilapidated flats. Hotels.com unhelpful both at time of checkin and subsequently and insist it’s up to the ‘host’ to decide to refund me. "Getting around was very easy. Train station two minutes away. Grocery stores and restaurants right there. We loved having the kitchen so we could make a quick breakfast or lunch some days."
